Town Plan HR 1201 Hod Hasharon, Israel.

Concept:

The large site represents one of the last major land masses within the city boundaries and is adjacent to the 531 transportation corridor. The program calls for mixed use residential, commercial, institutional and industrial land uses. A buffer zone of high tech industrial and commercial use separates the residential neighborhoods from the highway.  Building heights are steeped from north to south from 18 to 6 floors, where the plan meets existing mid-rise residential neighborhoods. Full pedestrian- vehicular separation is achieved by the system of greenways which cross road arteries along bridges which allow for grade separation. All parking is subterranean and the open spaces are fully landscaped.
